No. The security deposit is meant to cover any damages, rent ready cleaning, carpet cleaning, and lawn maintenance under the terms of lease.
Security deposits along with any itemized deductions will be returned within 30 days from the end of lease. Tenants must have turned in keys, garage door openers (if any provided), mail box keys (if provided) and must provide a forwarding address or selected eCheck in their portal to receive an electronic refund.
Once you have provided management with proof of renter’s insurance, confirmation for utilities in your name, paid all monies owed for move-in to include security deposit and first month or prorated rent, and it is the lease start date, you will then be given keys.
No. The landlord is required to keep the unit in a safe and habitable condition, excluding damage caused directly by tenants. If a tenant or their guests cause damage, the owner may authorize a repair to be made and to charge the tenant for the repair.

No. The lease clearly states that you are not allowed to make any repairs to the property without written consent. Please contact the office if you feel you need any repair work done.
Locks may not be changed without written approval from landlord unless it is an emergency situation. Tenant will be responsible for providing management with two sets of all keys and must notify us of the situation that required the locks to be changed.
While we appreciate you being an excellent tenant, we do not waive late fees.
Not unless the owner approves it, and if approved, the pet would have to be fully screened, tenant must sign a pet addendum and pay the Non-Refundable Pet Fee of $350 per pet and $25 per month in Pet rent for each pet.
