      As a new or potential resident, we know you’ll have a lot of questions. To help make the transition easier, here are the answers to a few of the most commonly asked questions we receive.

      When Is rent due? – Rent is due every month on the first day of the month.

      When is rent late? – Rent is considered late on the 5th day of the month after close of business.

      How do you handle roommates ending a lease early? – If you have a roommate who wants to move out before your lease is up, make sure you notify us immediately. We will need to approve any new roommates. Until a new roommate is found, the remaining tenant is responsible for the entire fee until the end of the lease.

      Do you allow subleasing? At this time, we do not allow rental properties to be subleased without the express consent of our licensed property managers. We have high standards in tenants and will need to be sure that whoever is in the property will meet our requirements.

      Do You Charge Tenants for Maintenance? If maintenance or repairs are caused by resident’s neglect or failure to perform routine up keep, the damage or repair can be charged to the resident. We are always here to help you with any routine maintenance so you can avoid any extra charges.

      How Can I Make Maintenance Requests? Any resident with a current resident portal account can make maintenance requests online. You can submit work orders or let us know about issues by the click of a button.
